An elegant, traditional stone built 3- bedroom house in the 15th Century mountain village of Fosciandora with balcony, walled garden, beautiful views and many restored features.
The village has its own children's playground and there are many listed walking trails through the beautiful countryside and woodland. Ideal for hikers!
Just 15 minutes walk away (just over 1km), the village of Migliano has a chemist, café, small general store and post office. 3.5km away is Fosciandora train station which is on the main Lucca/Pisa to Aulla line. Also here is a highly recommended restaurant called Il Ponte di Ceserana, that also has a small general store.
Fociandora lies 7 km from Castelnuovo, 12km from Barga, 27km from Bagni di Lucca, 49km from Lucca and less than 1 hour 20 minutes drive from Pisa airport (67km). The coast (Forte dei Marmi) and excellent ski resort of Abetone are both about 1 hour's drive away (in opposite directions!).
The house sits peacefully on the village road which winds its way up the mountain through the village of Migliano, then Fosciadora and finaly Lupinaia. Its thick stone walls mean that it retains heat in winter and is pleasantly cool in summer. There are three floors linked by a central staircase with a window on each landing, allowing plenty of light and fresh air in.
Central heating is provided via warm air vents though small kersine heaters are povided which are more ecoomical and quickly heat the house.
Parking is available close to the house (there is space for loading and unloading just outside the door). The bus to Castelnuovo, well known for its bustling Thursday morning market, stops just outside the front door.
An original solid wood door opens onto a hallway, with terracotta floor tiles. There are two cantine (wine cellars) with windows. Terracotta steps lead up to the first floor.
The elegant informal living/tv room has a tiled floor and dual aspect windows (solid wood frames and shutters) letting in plenty of light and creating a lovely atmosphere. It has a very attractive open fireplace and beautiful archway.
A door leads to the formal living/dining room with tiled floor and village views from two windows.
The kitchen is well laid-out and has a tiled floor, oven, fridge and freezer. It has a washing machine. Wet washing can be hung to dry on the clothes-line on the terrace, one floor above.
There is a small bathroom with mosaic tiled bath with shower attachment, toilet and wash basin.
Wooden stairs lead to the second floor where there are 3 good-sized bedrooms and shower room with basin, toilet and bidet.
The main bedroom is very large. It has lovely wide wooden floorboards and three windows with views towards the village and mountains beyond. This would be ideal for a mixed dorm and could accommodate several bunks easily.
The second bedroom has a window and wooden French doors and shutters which open onto a lovely covered “loggia” (terrace) with wrought iron railing. There is door joining this room to the main bedroom. Ideal for couples with children.
The third bedroom is very pretty with wide wooden floorboards, marble window sill and views over the hills. Could accommodate 2 bunk beds.
The lovely peaceful walled garden is entered via a wooden door just across a small village path. It has a closed changing area, shower with cold running water, 4 electric points, a stone sink (plumbed for hot water) and an outside bread oven.
Part of the garden near the changing room and shower is tiled. The rest is down to grass and various plants including, a pear tree, apple tree, olives and kiwi trees that form a pergola to provide shade for al fresco dining.
Over the stone wall are beautiful views of the Serchio valley.
