Hey people, need your advise. I have a room sized 15x8m (120sqm) with the ceiling as high as 6 meters. In the future, we are going to divide it into two floors and smaller rooms but right now we don't have a budget and we have few other rooms for a start.
Do you think it is still worth it to use it as a dorm, as it is? Do such hangar-type rooms exist in hostels? And what would guests think about it? There are three 2x2m windows, by the way, but not on the eye level, rather under the roof.
Alternatively, we can use it as a common area (although we already have one, smaller size), a dining room (although the shared kitchen is in the other corner of the house) or just leave it off for now and see what's going to be demanded most.

Would anyone advise me that, how should i put beds in room of 122 m2 in total?
I have some apartments at 48 m2, 55 m2, 69 m2, and 122 m2, I am very confused how should i divide the space to have most deserable rooms, while maximize my investment with more profitable?
Please advise me the plan,

It sounds like your biggest room is about the same size as the original poster’s space. While you could easily set up a roughly 40-bed dorm in that space, you will run into all of the challenges already mentioned in this thread. Noise, lighting, heating, and the travelers’ expectations will all play a big role in how well you would be able to fill that space.
Is dividing that big space into smaller rooms a possibility?
It might be better to use the smaller areas for dorms and use the bigger space for a lounge, kitchen, reception, bar, café, or other kind of public area. Even the smaller areas would make really big dorms unless you divided them up.
Is everything on the same floor, or are those areas split throughout the building?
