The hostel is small - about 7 rooms with a total of about 17 beds, depending on configuration. Possibility of adding up to 12 more dorm beds in the basement room which has already been converted for the purpose.

We have a considerable amount of surfing equipment and that is included in the sale. We have wetsuits and boards.

The hostel is fully furnished and all beds and bedding will be included in the sale. Some items of furniture belong to the landlord and these will be identified on an inventory prior to sale.

Rent for the building is $850 monthly, payable before the 5th of the month, normally to the owner's US bank account. Additional costs are electricity, internet, telephone and water. We have a 10-year lease with 8 years remaining. The lease makes provision or an extention of 10 more years, if required.

The business has always covered its costs on a month-to-month business and makes good money in Summer and around US Holidays. The business is situated less than an hour's drive from the US. We estimate that about 50 percent of our guests are from the US - the remaining 50 percent are backpackers from Europe, Australia, Canada and other nations. We have considerable web presence and are listed on the major hotel booking sites.

There is considerable room for expansion of the business for someone who has the time and energy to undertake that expanstion. In particular, given the proximity to the US, there is room to increase the nbumber of US guests, particularly those from US Universities looking for an enjoyable weekend trip. It is legal to drink alcohol in Mexico from the age of 18.

We want a quick sale as there is only one business partner remaining in Mexico (the others are based in the US and Europe) and he is keen to pursue other ventures immediately.
