Three floors with a separate entrance and a rich garden. The house is very well built with exceptional view of the sea (which can't be enclosed by new buildings) - only 450 meters from the center of Novi Vinodolski, and 300 meters from the sea. Perfectly arranged for hostel. Every floor has a separate entrance with a hall in the middle and rooms attached in a row on both, left and right sides.

Using bunk beds, capacity of 36 people can be achieved on two floors, leaving the lower level for reception and a bar/movie/hang out room. Novi Vinodolski is beautiful and lovely touristic location and although it has few hotels and even a big 5 stars resort, there is not even one hostel.

Behind the house is a garage with long driveway and a barbecue. On the left side of the house (if we look at it from the street (Krmpotska)) there is flattened area of 85 m2 that is suitable as additional parking or construction of another building (you can see it on a google maps snapshot).

The main entrance to the courtyard has vines planted, forming a shade. The garden has diverse plants and flowers enriched with seven trees of which 3 are large (2 figs, nuts ..), as well as indigenous shrubs.

Walls are built with hollow brick, and the floors are separated by "fert" beams with compressed concrete slab. The roof is done with wooden beams and covered with roof tiles, which were refreshed last year.

Surface of the house is 256 square meters (m2) and the area of the whole garden is 850 square meters (m2).

Asking price is 333.333 euros (estimated value is 500.000 euros).
