UPDATE #2: Due to time restrictions and the stress on my health and more importantly my pregnancy, I am reducing the price to $12K. I HAVE to leave in January, I cannot stay beyond that. So if you can come here in the next week or so, get the training you need, and take over the hostel by January... it is yours. The hostel is absolutely worth more than this, but someone is about to get really lucky.
UPDATE: I was able to negotiate the rent down to $900 from $1000 with the landlord. Landlord is also willing to do a lease with option to buy, this will secure your rent for at least the term of your lease.

This hostel is a NEW business. Less than a year old (opened in June, 2012), but it is very well placed in Granada (directly across from a major regional international bus line, and down the street from another), and has already reached #3 on TRIPADVISOR. Unfortunately this means that I cannot provide a full year financial report or any real idea of how much you can hope to gain financially in a year. It is not my choice to sell, but I will be moving back to the U.S. to have my baby, so this means I need to move as quickly as possible.
What you get in the sale: all the furnishings, website ownership, of course all business licenses (including two that allow you to open a restaurant and bar), and a business that is up and running. It cost me nearly $38K to get the business up and running earlier this year, and I am asking for less than half of that, because I know it is a brand new business (even then, I am willing to negotiate). The property is not included in the sale; the rent is $1000/month.
A little about the hostel: It currently has 8 rooms, one with a bathroom, the others all share the remaining 5 bathrooms (three of which I built). There are two dorms ($8), one semi private room ($30), four private rooms ($18-$22). One room still needs a bed, but we use it as a storage room for luggage right now. The backyard is spacious and has hammocks, tables and chairs, and hammock chairs. We have on occasion rented a couple hammocks when our rooms were full ($4). We are also the ONLY hostel in town that offers breakfast. This is a great selling point, for any backpacker. Our location is a little walk from the center of town, about 15 minute walk, but the bus station across the street, as well as down the street, does provide some walk-in customers. Our hostel is also an attraction for those who are leaving town the next day; backpackers have switched to our hostel just to catch the early bus the next day. Right now we are in slow season until the end of the October, but high season starts in November and lasts through March/April. We will be here until December so you will take over when a full house is a certainty.
A little about Granada: It is a small town, with some of its own charm. It is catching the attention of retiring expats as the place to live comfortably for little money. Violent crime here is nearly non-existent. When I first moved here I was a single lady and had no problem walking around at night on my own. A reasonable amount of caution is always recommended, but overall the town is a safe place to be.
What I am asking is for interested buyers (serious ones only please) to review our website and do a little research on Granada, Nicaragua, before making an offer. Everything you see in the pictures on the website is included in the sale. All the furniture was built for our business, and therefore are less than one year old. The oldest item in the hostel is the oven, which I bought used.
