Hi Adam, that is really a very good question. The answer is simple!
Almost 1 years ago, I bought a new property just 3 blocks away from the Hotel, right on the middle of the malecon, beachfront 2 corner lot with a supurb location in a safe and quiet area, and I am getting the paperwork in order to sell and build luxury Condomininiums.
In total there will be 8 units for sale. I spend over 300k already (of hotels profits + loans from my family in Holland) to buy that lot and build a nice fence, big pool, poolhouse, cabins, water storage, nice garden and more and paid architects, engineers, paperwork & permits.
Olon has very few lots available, and is in high demand by expats from US and Canada, and locals from Guayaquil and Cuenca. It's the prime location of the country, there is no equal anywhere on this side of the continent!
I paid a lot for the beachfront land (with 2 badly made houses on it thats im renting out for a premium now) but I'm very sure I can sell the beachfront condo units for a pretty good price.
The fact I build my hotel here means I can show prospective buyers that I have experience with building here, delivering European Quality that lasts, with prime materials and building methods, within budget and with help of dutch engineers (my father).
Olón town hast just 1 Condo building, recently finished, not in front of the beach, and that sold pretty quickly (apart from the ground floor units that have no view at all) for pretty good money. So you can see the opportunity there is incredible for me, since ours is not only beachfront, but also in a quiet safe area next to all the good restaurants and beach cabins (they close at ~10pm, so no nightly noise from that or anything else)
That would probably mean doubling the investment within a few years, I'll be debt free and still own 2 of the Condos and maybe even have some cash left over :)
I would also consider a partnership, or even other ways of working together, if you like. But those kinds of things have to be very well thought-out and timing is always important here.

In that link, I also shortly describe the posibility of putting a Local (south amerincan (argentinian, chilean, venezuelan) Manager in, and making them live next door (where the door-bell reaches easily) at my neighbours (cheap but decent) hostal. You can then rent out the ground floor owners appartment for MORE money than the managers salary + his rent.
I will still be in the area and able to assist with any and all help needed. I could even still do the administration and marketing, train people, do paperwork and permits and more for you if you want to have a hands-off approach.
There is still the very good posibility that I will be able to sell at least 4 of the Condos within a very short time. I'm holding Condo-buyers off for the moment, since I want to make sure the plans cannot change anymore. Once the permits for building are completely in order, we will start selling (quickly) and if at least 4 or 5 of them sell, we will be able to do the construction just with their 32% deposit and the payments made during construction. So in that case I will not even want to sell the hotel.
However, for the moment, I am very much selling the hotel. Having ones own money to construct the new building means that everything can go through without delays and on my own terms and may fetch an even higher price (at least for the penthouse Condos: They will be VERY easy to sell once we reach the 4th floor and people can enjoy the panoramic view for themselves) Our solid build quality and finishings also means that we stand out from other projects, apart from our unique location. Same goes for the hotel, I would REALLY recommend to NOT buy any hotel or home made by an ecuadorian developer, unless you are AT the site EVERY day of the construction.
Even at the hotel our roof terrace is a splendid feature, we are not beachfront (the hotel is in the centre of Town, good quiet safe location with lots of green, parking space, nice neighbours, etc) but you can see the ocean, forests, town and it's one of the highest buildings in town.
