Start a Hostel

Hello,

I am looking to start a new hostel. I am trying to put together a very professional business plan for investors and possibly the bank.
Does anyone have a business plan that can give me some sort of reference towards my business plan?

I have an index ready of things i need to include:

1. the area
2. My hostel concept
3. reasons of why this is the appropriate time
4. Market and Competition
5. Legal and Zoning
6. Design
7. Marketing
8. Management
9. Budget and construction
