calculation for beds and bathrooms?

the market i am looking at i s a pretty condensed area with people realize that it will be a space that has a lot of beds.

my question:

what is the sqfeet or sqmeters ratio to the amount of beds is best to put in a hostel. If i am looking at a 500sqm or 5000sqft place, how many do i calculate i can fit in there? i understand that it all depends on the building outline but a typical answer will be great.

how many bathrooms do i put in per bed? is it 10 beds per shower?

Our typical ratios are: 10 square meters per bed and one bathroom per 4 beds.

But then, space is not our biggest problem. Real estate is cheap in our cities - compared to NYC.

The hostel in Naples I´m staying at now has two bathrooms for 24 beds. One more would be really nice. And it sucks that the toilets are not separated from the showers. When people shower in the evening you always have to wait if you want to go to the toilet.

In NYC I would expect pretty crammed rooms as well. Bunks and lockers in the rooms, certainly no other furniture (like a table with some chairs) and not much space. If there are many people in a small room you´ll need some sort of ventilation and/or air condition, just a window won´t do, esp. if there´s a noisy street outside.

Make sure your common rooms are spacious enough and you´ll be fine.

Anyhow, I don´t think you can put more than 80-90 beds in a 500 sqm house or else it´ll be extremely crammed. If there are so many people in one little house it´s also a security issue, i.e. in case of a fire.

I've been working on a rough size of 6sqm per single bed (bed size of 1m x 2m). That way you should have enough space for people to move around. We have limited space here so we could actually go down smaller (i remember seeing a recommendation of 4sqm per person :eek: ) but i'd prefer to allow people have comfortable surroundings than pack them in like sardines. This size also does not include lockers and desk / chairs.

Also what Santa said, make the common room very comfortable and allow enough space for people to be there to talk and chat.

Unless you anticipated being booked out from day one why not err on the side of caution and order an amount of beds that you KNOW will be comfortable? If in a couple of weeks/months you realise there is room, and demand, for more you can always order them.

Not very scientific I know, but you should be able to tell what's reasonable per room, as well as know how many beds you need to make a profit.

There will probably be minimum regulations regarding space/bed and bathrooms/person in your town/city, this is also a good place to begin to get an idea.

A lot of the time it depends on the room itself - Klaus' numbers are good (though I assume about 1 bathroom per 7/8 people rather than 4) but you can fit more beds into a room if you need. A nice, bright, windowed room with high ceilings somehow manages to 'fit' more beds than other rooms of equivalent size. Equally, if your common areas are good then people shouldnt really be doing anything other than sleeping in the room - and in that case, a bed is a bed... to an extent. It really is hard to come up with a formula unless you can remodel the building - something guys like Klaus have the luxury of doing :p - if you're simply using the existing layout you pretty much have to judge it room by room.

And yeah, Im glad somebody said it - but if you can separate the toilets from the showers, do it! Thats one thing thats always irritated me about en-suite rooms - theres always somebody taking a 25min shower at 9:00am when I get up after a big night boozing and really need the can (though I shoudl add a caveat to that... its rare that im up at 9:00am after a big night boozing...).

Thank you, i'll be in Prague next week , the 29th is maybe too soon to leave for some days.

But we have a radiohead concert near the hostel on August 23rd, so anyone can join us :)

In our hostels, we have 2-3-4-5-6-7-8 beds room. One bathroom per room.

I don't mind to sleep with other 7 person. Of course it's a better price.

But to have one bathroom and 8 people is quite dangerous, if you have a nice shower and need to catch the next train in the morning.

Another reason no to book an 8 bed dorm is that we have had bed bugs issues in the 7-8 bed dorms only. Just my experience though.

Does that mean that 4 bedded dorm is nearly 40m2? Or 20m2 if we are having 2 x bunk beds? Sorry for me being stupid :rolleyes:
