In doubt of starting an all female hostel in Amsterdam

I am about to start a hostel in Amsterdam. Originally I wanted to start an all female hostel, but talking to people have me questioning that now. Namely, the property is a bit on the outskirts of Amsterdam, and not in the city centre. It will take approx. 15 minutes by subway to get to the city centre. All the other hostels I have to compete with are located near or in the city center. By limiting myself to sole women and the fact that I am on the outskirts of Amsterdam I am not making it easier for myself. Instead I could do a few female only dorms and the rest of the approx. 13 rooms/80 beds co-ed. Any Thoughts?

Ps. There are currently none all female hostels in Amsterdam or the Netherlands
