A good price for a hostel in Europe

Hi, we are thinking about buying a hostel in Sicily. The owner offers it for 100.000eur (the licence, furniture ecc., not the building). And actually we are not sure, how are the prices for this kind of hostels (a small, 20beds one) around the Europe. We really love this place and we already manage it for 9 months but we wouldn't like to make a fatal mistake making to much debts for something which is actually not worthy that price.
