Hostel / B&B premises wanted in Ireland to Rent or Buy

Ireland Hostel: We are looking to set up a centrally located hostel in any of the main cities of Ireland, either to lease or to buy depending on the location, price etc.
Would like something in the 40-80 bed range (13 to 25 rooms for most older Irish buildings), but are still fairly flexible on all aspects at this stage.

We want it for a hostel but would be happy to take over a B&B and convert if needed.
