First of all, a hostel is like a hotel, or any other accommodation provider. What IP would a hostel/hotel have? Very few of these multi-national hotel chains have much in the way of IP. The only IP they are most likely to have are in the way of mattresses, and pillows, plus some other minor things. If you are worried about name protection, go to your "trademark, patent & copyright office", and register the business name. I don't know how much it costs to register a name.
If you're buying the business, and building, you should look at your annual yield, or aka annual return percentage. The general rule of thumb is a 7-10 year return. In that time period, you would have received back what you paid for the business, and the building has increased in value as well. But speak to your local estate agent, and ask them what an acceptable yield/return rate is for your location.
If you're just buying the business, usually a 2-3 year return is acceptable. But it all varies on the business you buy, and its location.
