Hi Larry,

I own a 2000 m2 beachfront lot in Little Corn Island, Nicaragua (https://www.flickr.com/photos/38151463@N04/albums/72157671209756941). No building yet. Municipal water and electricity.

And a 570 m2 old villa in the countryside of central Tuscany (https://www.flickr.com/photos/38151463@N04/albums/72157664218638196). lot of work to restore it.

Both places have great touristic potential. Little Corn as a diving hotspot and Caribbean jewel. The Villa strategically located at the center of the most beaten touristic circuits.

I need partners. For experience, capital, and daily management.

Hello Carlo, sorry for the late reply I almost missed this one. Funny thing is I know Nicaragua and the Corn Islands really well. Looks to me like your property is maybe close to Casa Canada on Big Corn? I bet you bought it from somebody named Downs! Lol... Actually, I had wanted to retire their one day. Nicaragua is where I met my wife ( X). I completed several construction projects in Granada and the isleta's. So I know the ropes of doing business in Nicaragua intimately.

The Tuscany restoration project looks great as well. In Hostel terms, you could get part of that property up and running minimally for less than you think (For the Hostel Crowd), then work on renovations in the other parts of it and have some income while you renovate.

I would be very interested in working with you on one or both projects. What I can offer is the construction and management needs at cost - which equates to at least 60% below the price of any local construction company for the same work. That can be pretty huge savings. On top of that, I have a lot of new, better, faster building systems that also save even more money and time... I would want a percentage profit-sharing/ownership contract and my basic travel and living expenses covered during construction phases.
