Looking to start a surf hostel in Nicaragua, Panama, Ecuador, South Costa Rica, Indonesia or Peru

Hi,

I'm looking to start or buy a hostel/bar either in Nicaragua, Panama, Ecuador, South Costa Rica, Indonesia or Peru. It must be close to an airport and 5 min to the beach if elevated on a mountain top or otherwise beach front. Also looking for land if you have something for sale.

I'm looking at places where it hasn't boomed yet. Northern Peru (outside mancora), South Panama (Darien) Ecuador, CR (close to pavones) Would consider buying land and starting from scratch. Budget 50k. Would consider investing with a partner who has the same amount and could share the workload.
