the key is to find out your break even point and then look at what you consider to be a safe occ at a estimated average rate.

Check the city ledger for the respective city you are looking for. In the US the CVB ( City visitors bureau)will have this data, I am not so sure about other countries. Some cities do not keep record if the property is below 50 rooms. I hope this helps.

Around 2.5 nights in our hostels. It really depends though - in cities like Salzburg, hardly anyone stays longer than one night. Same in Venice, because it´s so expensive.

we have 2 average stays; short term about 2.5 nights, long term about 4 months.
Ditto! And anything in between and anything longer up until we close at the end of October.
