Own a building in Stresa Italy - looking for a partner to develop a hostel or lease the property

I own a 4 story former apartment building in Stresa Italy. It is one of the most visited towns in Lake region in italy. It is accessible by train from Milan and Switzerland (about an hour ride) and also very close to Malpensa airport.

The property is in old town and located near the lake (about 120 meters from promenade and the ferry station) on an old stone street. Michelin starred restaurant is only 30 meters away and everything else is very walkable as well.

The building has a rooftop terrace with nice views of the mountain and the lake and a basement.

I have no experience in hostel business and speak very limited Italian.

I see 2 options:

- lease the place to somebody who will get the permits and develop/remodel the building into a hostel and have a partnership. Somebody ambitious who is maybe a new graduate with style and taste and capability to remodel. You can live there while you do this.

- get into a partnership with somebody who speaks italian and has experience opening and or operating a hostel in italy and together develop/remodel the hostel get permits and establish cash flow. I can contribute with online and social media marketing which I do well.

Please feel free to respond with your ideas and offers for the above I will reply to them publicly. If somebody is seriously interested I will show the property in person, please don't request pictures or reply with your email asking me to contact you. Just do a brief introduction and say how you can contribute.

I would ideally like a person who speaks Italian and lives nearby area and has experience in the field. If somebody is from outside EU it will be really hard to make it work.
