I strongly advise you to work out the real net income the busines sproducesand demonstrate the historic viability of the business , usually businesses sell for 8-10X of the NET income, so unless the business is delivering 25K a year in Net profits

The sale includes the company ( panamanian sociedad anónima, also calles S.A.) active since 2007, all paper in order ( i am the only shareholder with 100% shares) who owns the land ( 1.1418 m2) titled (400 m2 rustic buildings on it) and the operation permits ( aviso the operación). The actual price is reduced for a quick sale ( health conditions demands i move to a cooler place) and is in fact just the value of the land + buildings. Nevertheless the hostel is making an income of an average 2000 usd per month ( you get tax exemption for small business making 36.000 usd or less per year) and at the moment it is rented to a local who serves as mánager for the hostel and operates the pizzería( 2 weeks notice needed to vacate the hostel). Foreigners can own business and land in Panamá and this sale is expecially easy as you just need to transfer the ownership of the company. As everything is in the company name, it owns lands and permits, this kind of sale is good for both parts: the seller only has to pay 5% taxes instead 12% ( compared to land titled transfer) and the buyer keeps the permits, a decade old company ( local banks trust more a company operating for years than one recently open) and the business can be overtaken by the new owner without problem. I forgot to mention that as we are an eco project we have outstanding low montly costs: electricity bill 15-30 usd ( depending on occupacy), our own water and water system (so 0 costs except easy maintainance that can be self performed), biodigestors keep the black water disposal cost nil, gray water recycling waters the garden for free, sat Internet is the highest cost 34 usd monthly. Please check cost of properties in las lajas BEACH área ( las lajas town being 10 km inland), chiriqui, Panamá and compare. Best wishes

Please also consider cost of opening a new company ( necessary to operate as a foreigner) 2000 usd, cost of operational permits with atp ( autoridad del turismo de Panamá) 2000-3000usd. Owning a company entitles you to apply to a permanent resident visa, open a local bank account, etc
