Rent or lease a hostel

Hello everybody!
My girlfriend and I are looking for a small-medium size Hostel with operating licences to lease or rent.

We already have a business here in Italy, a beautiful bed and breakfast. As we are open here just 4 months a year and we have people that can work here for us we are looking for a hostel somewhere else. We are open about the location.
