I've read the other posts related to this and I figured out how to divide a big apartament. I'd like to share with you this before start to calculate costs or find the place where open my hostel. This is what I got:

2 * 2 Private Room DobleBed > 17.92m2 (5.60m x 3.20) with a 3.84m2 (1.6 x 2.4) Bathroom
1 * 8 Shared - Female Dorm > 17.92m2 (5.60m x 3.20)
2 * 8 Shared - Male Dorm > 17.92m2 (5.60m x 3.20)
1 * 10 Shared - Female Dorm > 30.72m2 (6.40m x 4.80)
2 * 6 Shared - Female Dorm > 15.36m2 (4.80m x 3.20)
Dining Room > 30.72m2 (4.80m x 6.40) ; Male Bath > 22.40m2 (4.00m x 5.60) ; Female Bath > 17.92m2 (3.20m x 5.60)
Male and Female Bathroom have 4-5 showers, 5-6 private bath, 3-4 washers more or less.
The ratio bath/dorm is for Men 1/3 and for Girls 1/5 [Maybe I should change something here]
I've a total of 13 rooms for 82 beds. The total size of the apartment is 391.68m2 (13.6m x 28.8m)
Then I've a ground floor in which I'll have : Kitchen for guests, Bar-Restaruant, Lounge Room, Swimming Pool, Reception but I'm still working on this. Do u agree about having on the 1st floor just a sleep and relax (TV and Pcs) area? Or maybe most of the guests get annoyed about going down to eat something if they get hungry?

With regard to the communal rooms, I think the most important thing is a room which people are attracted to and where they can sit and chat, study their maps etc. This can be the same as the dining area for self-caterers, but it should not contain a TV or Wifi. Your suggestion seems to fit this well, with the downstairs Lounge the core social area, and with the TV and computers on the 1st floor.

Yes I agree.
My only doubt is about having the kitchen up and "sacrifice" spaces destinated to dorms or downstairs. I mean when you're sitting on the sofa or relaxing in your room and you want to eat something like pop-corn or drink... should walk down, I don't feel it so comfortable to me :D
And also a question for bathroom. Should I've a shared one for men and another for women? I never paid attention on this when I stayed in hostels, but I think that if girls want to have their "female dorms", they also want a bathroom just for them. Because having a shower in each 6-8 dorm doesn't help so much. So I thought to have just a bath and a washer in each room if guests need to go to the toilet and showers outside in 1 or 2 different rooms.
I'm asking that also because I thinking right now that maybe it's better to start my hostel building just a 70-75% of the entire space i'll have. And then, if everything goes well, build the rest and add more beds. Let's see

I don't know the meaning of 'just a bath and a washer' (Brit/Amer usage). To me, a bath is a bathtub. A BATHROOM contains a SHOWER, a TOILET and a SINK/WASHBASIN, and sometimes a BATH. Anyway, I am not a fan of a full bathroom in every dorm and nothing else, because it's a pain if 2 people want showers and you just want the toilet. So I think I agree with what you are suggesting: A toilet and washbasin in the dorm, and showers (and maybe more toilets) down the hall.

Yes I meant a toilet and a sink in every 6-8 dorms. A full bathroom (with shower) in the private ones. And 2 shared bathrooms: a male and a female one.
In the ground floor I'll have kitchen - lounge/social room and pool. Do you think that a bathroom is needed in the ground floor to avoid people going upstairs just for piss? :D
Uhm I should call it "BatHostel" .... as It seems to me that there're a lot of toilets.
What about the kitchen in a different floor? I think I can solve the "problem" with vending machines in the TV-Pc Room Or it's better for you having it in the same floor?

I think you're overdoing the concern that everyone might want a snack or a drink to be always available within arm's length.
Have the kitchen downstairs, with a reasonable eating area (ie a table or more) either within or connected to the kitchen. If you are watching TV and want a snack, just go downstairs and get it! You might find people to chat with there, who are much more interesting than what's on telly!
A toilet & sink on the ground floor would be useful, but not essential. Vending machines (if cooled) make a noise, which make the room feel like a corridor rather than a cosy lounge.

I'm planning now my ground floor with the bar area, kitchen and social room.
Yes the kitchen will have a big eating area, with almost 20-30 sits, so everyone can have is breakfast without waiting for the others to finish, as it happened to me a couple of times.
Never thought about the possible vending machine noise, I'll heard when i'll see one.
Where's your hostel? I think I'll visit a couple of hostels to have better idea before doing the big step!

Depending on your location, consider the possibility of ants, cockroaches, and flies in the rooms. A vending machine in the halls might encourage guests to eat in the rooms.
I worked at two sub-tropical hostels with kitchens in the dorm rooms, and it was a mess... :)

Thanks for sharing your idea. Definitely agree that no vending machine in the hall, but It's pretty common also to see guests going to buy food at the near market store and eating it in their dorms ...
