Generally, the word "rustic" is used for marketing purposes as a nice flowery way of saying 'run-down' without having the negative connotation. Similarly, "quaint" and "intimate" both mean 'small' and/or 'cramped' and "well-appointed" means absolutely nothing at all.
Of course this isn't always the case, but that's how I read those words when I see them in marketing materials.
