Brazil Hostel regulations

Hey guys, first post here. I am going to be opening or buying a hostel in Rio de Janeiro within the next 6 months. I have been searching for information on the necessary licenses and regulations but have not had a huge amount of success. What I am looking to do is get a 6-10 year lease on either a huge house or commercial property that we will be able to house 40-80 people in, get the necessary licenses, do the renovations, buy the furniture and sell sell sell. I am specifically looking for a property in Ipanema, Cococobana or Leblon. While I have heard great things about the place listed for sale here, its not the one for me guys. What I am having a hard time finding and would appreciate help with is:

- website's which would list commercial properties for lease/sale (Portuguese ok)
- website which lists the regulartory requirementss of opening a hostel in brazil
- any general knowledge that may assist or comments from people with experience in brazil or else where.
