I would consider how people get to the roof first. If non-guests are going past rooms and waking guests, then opening it to the public would not be good.
We currently own a property in Istanbul and we're going to open a hostel in 1-2 years. The location of our property is amazing, we're only 20 meters away to Istiklal Avenue, one of the crowded avenues in the world, which is visited by more than 3 million people in a day, so we anticipate a very high occupancy rate. The building is constructed on 130 square meters area and 7 storeys. In other words, considering also the basement, we have more than 1000 square meters in order to serve for the hostel. However, we do not consider the entrance floor and the basement for accommodation, so 6 storeys will be allocated for rooms. According to our calculations, we may able to serve for 100 beds.
However, we're indecisive about utilizilation of the roof of the building. We definitely want to use the roof as a bar, but we're indecisive for opening it to public. If we use the roof only for the guests we might not only miss a huge benefit but also it may be not crowded enough just like mentioned in the Hostelmanagement Wiki. At this point, I consider to use the roof only for guests in mornings for serving the breakfast and open it to the public from afternoon till midnight.
I really would appreciate your advice on this.
