Serious - family looking to buy a small guesthouse/restaurant in South East Asia

Hi,

We are a danish family of 4, with a Big Dream of running our own guesthouse or hostel. We have travelled extensively in South East Asia the past 12 years and are both divers. Katrine is a writer with an established career in Indonesia and a background in teaching and in the Travel Industry (planning, advising, Tour Leader and guide), and Nikolai is a teacher and experienced sports instructor (handball, swimming, speed boat, diving, basket ball) 

We are friendly and easy going as well as hard-working. We have been lokning at two guesthouses, one in Bali, but too far from an international School and with too much heavy trafic nearby, and one in Thailand, Phuket, but too busy and touristy (right off the beach in Karon) with no on-site living possibilities, and no space for further development.

We want to stay for at least 2 years and hopefully many more. In off-season months Katrine wants to use the rooms for writers and other artists.

We are lokning for a freehold lease or similar, paid for at least two years, up to six. We can pay max. 60.000USD for the guesthouse, including one working permit and all papers. 
We would like at least a one week handover.

We are not hoping to make a lot of money, but a decent turnover is necessary (international schools can be expensive) and an established client list and a well-running website would be great. We do, however, also have great contacts ourselves.

We are looking for the Perfect place and are ready to buy, when we see it! We want to buy in may2015 at the very latest, so we Can want for the perfect place, But also buy from now, A's soon as the perfect place comes along!

Guesthouse or hostel features:
4-12 rooms, with bathrooms and a/c
Garden
Smal restaurant, with good kitchen
Apartment or simular on-site for us to live (2adults + 2children)
Wi-fi on-site and télévision with international channels, at least in the restaurant
Land fully planned and prepared, with fully functioning electricity (24 H), water and drainage.

We prefer a guesthouse/hostel that is already running well, and we are interested in continuing with staff, already working. we would love a place, build and cared for by friendly people, who have build a place that they love and want us to take good Care of.
