Suggestions for due diligence on a hostel transaction

Hello, I work for a company that is currently in escrow on a hostel in CA, USA. I was wondering if anyone could provide some suggestions on what to look for during due diligence? What type of questions should I be asking the current owner? Anything related to taking over ownership of a hostel would be much appreciated, thanks!
