The rent is 500 Euro per month + utilities (power, water, waste). 2013 turnover will be around 20'000 Euro's for accomodation and 10'000 Euro for food/tours/drinks/other services. Needs 1 person to run only.

80% of business is june/july/august/september (main tourist season). October-December is around 30-40% occupancy. X-mas and New Year is always fully booked. January-March is very low. April and May is around 40-50% occupancy.

Hi,
What are the sleeping arrangements for the potential owner, is there a small space you sleep in, take a dorm bed / Private that's free or do you just rent outside the hostel. If its the later what kind of price would you pay for a room there?
Also maybe a silly question but how important is the ability to speak Fluent Italian?

There is a very nice (2-room + separate toilet/shower) appartment for the "manager". You could also decide to rent it out during high season (as I did to have more income) and stay nearby for the 2-3 months. Monthly rental for a small appartment near the guesthouse is around 200-300 Euros a month (+utilities). You could also sleep in a big tent on the camping grounds using the common facilities.
