We have two small businesses for sale in the same house. One is Doors Hostel, one of the best hostels in Bucharest, and the other one, Ceainaria Cinci, is a tea bar with a nice decor and beautiful natural garden, with an Arabic type chill out tent and exterior bar.
Our story started 6 years ago, we took this historical house and started working on it. We started with 2 hostel rooms and the tea garden. After the first summer, we made enough to make the interior tea bar and another 2 hostel rooms. Our business is changing it's appearance from winter to summer. In the summer, we have two 6 bed mixed dorms, one 8 bed mixed dorm, one 4 bed mixed dorm, and a double private, reception room, and a common room, making it 26 beds for the summer. The garden has 450 sqm, being able to host 60 ppl(or more, if you want to add some tables,there's enough space) in the same time. We also make many events on our exterior stage, jazz concerts, theatre plays, meditative concerts, shadow theatre, childrens’ theatre, puppet theatre, dance shows and workshops.
In the winter, we close one 6 bed and we turn that in one of the tea bar rooms, so in the winter we have 20 beds. Which in our experience is ok, due to the fact that Bucharest gets low on guests in the winter, but high on tea lovers. Also in the inside tea bar we host smaller events like jazz concerts, jam sessions, one man shows, personal development workshops, or anything that brings joy and culture.
As a hostel, we are quite appreciated, since we started, 6 years ago, 95% on the time being above the 90% hw rating (pretty awesome, huh?) , and we were top rated for most of the time, at the moment I am writing this, we are top rated on hw. The Lonely planet books call us "our favorite hostel du jour". Why? Because we don't crowd the beds, so our rooms are very airy and spacious, we have good facilities, but most of all, we have great staff that loves their country.
The house
The house is an old very durable mansion, being built by a Belgian architect around 100 years ago, having a total of around +350 sqm. The house still holds some of its' original features : 6 brick Victorian gas stoves, four of them are 3m tall, and the other two, 1.8 m tall. There's also the chandelier in the reception room which was made in the Royal Court in Vienna and is still running. The house has 5 big rooms and two smaller ones upstairs. On the ground floor, we have 5 big rooms, a big hallway, 4 toilets, 3 showers and the kitchen. On the first floor there are 2 small rooms with hallway, and a huge attic for storage. There's also 100sq meters of basement, in care you want to extend, it's very possible. The garden is 450 sq meters and we have another 30sqm private bbq garden with barbeque and tools.
The location is great, our area is considered the Old Town Center, so there's a 4 minute walk to Unirii Square, the main square in Bucharest, 5 minute walk to the Party Area in the Old Town, 3 minutes to supermarkets, bus, tram, metro.
The rent is under priced for central Bucharest, and I will disclose this in a private email.

The monthly bills : water around 200 euro, electricity >100 e, internet and phone 15 euro, and gas. Here it may vary, but on the coldest of months you'd pay around 350 euro, and in the summer 10 euro. The house has centralized heating on gas.
Security: the front gate has an intercom, and the dorms have key/card access security. We also have a dvr and 4 cameras for inside and outside that can be watched from reception, from home or from your smart phone/tablet. The house has a smoke detecting system.
THE SALE: Includes EVERYTHING in the hostel and Outside from beds to linens to computers and garden tables, tea pots and bar equipment.
The Hostel and Tea Bar have all the government licenses and authorizations they need for running the business.
And the sale includes the company also.
