I own a hostel in Chaweng, Koh Samui in Thailand. It has two rooms. One big room that i am trying to make either as a big appartment style room or to a dorm and one dorm room with 12 beds in it. The rent for the whole thing i 12 000 baht. Is this something you might be interested in?

What are the provisions re foreigners having a business 100% there without a local partner? What are the restrictions for foreigners owning a business there and being "hands on"
Also how easy is it to get legal work permits?

It is possible to 100% own the business as a foreigner. As long as you fulfil the necessary requirements, you shouldn't have any issue getting an investors permit.
