Hey Everyone!

First time posting here :) Thanks to all that have posted before me, I've gain a ton from all the wisdom. I'm in the process of developing a 60 bed hostel on a busy tourism/entertainment street and national historic district here in the US. I've ran into a point of concern thus far. There is an indoor concert venue next to the property I am looking at putting the hostel on. They do shows about 3 days a week on both weekdays to weekends. Weekday shows go until about 11 and weekend shows to around 1am. It holds about about 750 people and the artist range is extremely diverse ranging from well known popular bands and DJ's to death metal and punk shows.

What I'm concerned about is the noise level. It does get pretty loud and the subwoofers can be heard outside the venue. We are going to develop our property using shipping containers so there will be extra noise barriers and soundproofing opportunites with the proper insulation. But the district we are going into is widely known as an entertainment and party area, thus we are going to lean into the party hostel atmosphere.

Should I look at this noise as a potential liability or just embrace it as a strength of potential clientele?

Interesting situation here, Justin. Fear not, I think this is a golden opportunity at the (container) door! You've already mentioned the reputation for the zone your hostel is set in as an entertainment district. So not only is the crowd next door potential guests... but the crowds frequenting every other venue in a 5-mile radius. I would become familiar with venue operators and event promoters in the area. You could potentially offer some sort of package deal (the property I work at offers a family-getaway package which includes aquarium/Imax tickets). Not to mention, if your container pods are sufficiently soundproof, you can offer a best-of-both-worlds scenario (convenience of location without noise disruption).

Can't hurt to get in with your region's CVB either. I'm sure they'd happily support a legitimate lodging option that encourages leisure travel. They may offer some attraction coupon pamphlets for your property too.
