For sale is the real estate and the business, bear in mind if you are not Cuban or have a permanent resident you can't take personal title of the real estate, you would need to have a Cuban person on the title deed of the house, and then have an internal notarized agreement between you and him/her, that's how it works in Cuba.

A foreigner in Cuba is allowed to stay a maximum of 60 days at a time ( the tourist card is valid for 30 days and you can extend it one time without leaving the country, Canadians can stay up to 90 days at a time). You can live permanently in Cuba as a foreigner-only if are married with a Cuban, otherwise you will need to leave and come back.  

Me and my partner have never lived in Cuba, We have been running the business remotely with Cuban employees, and we visit once a year or so.
