East London Hostel - Shoreditch area. Thoughts?

Hi all
What are your thoughts on opening a hostel in Shoreditch, E.London? I personally cannot believe there isn't one around the area. Is there a reason for this?
I have a few properties in mind. One in particular is just off Old Street and within 5-10 minutes walk from Liverpool Street (a big selling point). It'll hold around 50-65.
I'm working with a colleague of mine on a business plan. Does anyone have a link or advice on starting hostel? I can't seem to find any concise overview on costs and regulations for starting a London hostel.

I'm looking for a(n) (assistant) managers position in the UK. Lots of experience 'front of house', but want to learn about 'back office'. So if you need someone to run this place for ya, I'm in. I'll need a live-in position though :)
