Estimating Occupancy

Hi Hostel Owners and Enthusiast,

I'm currently doing some research/leg work in my quest to open a hostel. One thing I'm really struggling with is trying to get a reasonable estimate on hostel occupancy due to the lack of information available (or my lack of knowledge on where to get this info). The local business groups (local travel bureau, etc) only have limited info. I'm trying to build out a usable and accurate as possible hostel occupancy estimation model for my business plan that takes into account factors such as:

Seasonality (hostel is in a beach community)
Weekend vs. Weekday
**Online booking estimates

If anyone has any suggestions on how to tackle this problem and come up with a good model to estimate bookings I would really appreciate it!

**Hostelworld and other online booking engines have thus far been very sparse with the information they are willing to give me information on how many requests they get for hostels in my area.

I'm open to chat and brainstorm ideas.
