Help...Student needs help with hostel valuation

I am an accounting and small business entrepreneurial student at Montana State University. I am working with a small team of students as a "consultant" for a local not-for-profit, The Bozeman Ice Tower. They are trying to build an 85 ft ice tower for world cup quality ice climbing competitions. Part of the structure offers the opportunity to add several rooms which would be used for a hostel.

I am working on trying to value the hostel option on the structure. If anyone is willing to share financial information it would be extremely helpful. We are willing to sign a confidentiality agreement and the information would only be shared with the Bozeman Ice Tower project.
