How far from the beach can i be? Rosarito Mexico

I am looking to start a small hostel probably 2 or 3 rooms with 6 beds in each in Rosarito Mexico, i took a look at Airbnb and places are around $40+ by the beach area, i am looking to put the place about 15 min drive away with plans to charge around $9 for a bed. The uber fees are about $3 to the beach. There is a DT area about 5 min drive away as well. There is public transport which is around 50 cents.

I have stayed at many hostels in my younger age but never near the beach so not sure how important it is to be close to it. Being about 5 min away from the beach doubles the rent in many cases for the same size house.

Hostels in Tijuana beach, there are around 3 and they charge about $15 per night. In the city of TJ there is a single hostel for around $9. Rosarito beach is much more popular from my understanding, i am currently living in Tijuana beach.

Hi Ace,

I have looked at buying property there in Rosarito before, and yes it is a pretty cool little beach. Besides bars and clubs, and a large market, I cant really remember any other activities in the town. So, If you can swing being close to the beach would be ideal, and you could certanly charge more if you were near it, not just $9 bed. The summers do get a lot of tourists, but the main draw is the beach.

Is there a bus that runs from the TJ airport down the coast, stopping in Rosarito?

Hey,

Yea i still havent explored Rosarito much, so still learning about other areas than the beach. I dont mind not being super popular, i just dont want to have little to no guests at all, since i know hostels are meant be social, having a regular amount of people would be best. When i traveled through Mexico i took ubers all over since it was so cheap, but i also had a bit more cash than the typical backpacker.

I figure while i could charge more being close to the beach, the profit would even out since the rent is about double the price. I also figured that if i was say charging $20 a night, the guests would probably not be the backpacker type since they are on a budget, and would more so be people from San Diego who wanted to visit the beach.

Lets say worse case scenario there is nothing else in Rosarito aside from the beach would being a 15 min drive away be a deal breaker for a hostel?

There is transport from TJ city all the way to Ensenada with stops in Rosarito, i didnt find anything from TJ airport yet

Uber is an option, but a run to the beach would be $6 rount trip, and the accommodation would be $9 for the night. It sounds like you should be running your own shuttle service in this case. Although that car is likely to be shared by several people since in a small hostel your guests would probably go to the beach in a pack rather than individually.

Is there also public transportation to get from the area you're looking at to the beach? A $0.50 local bus ride is cheaper, and it's a cultural exploration too. Big win for the backpackers.
If the big/only draw to the area is the beach, then the closer you can be to the beach, the better for you and your guests. A 15-minute drive probably wouldn't be a deal breaker unless someone else opens a hostel closer and makes you look really far away by comparison. As Kat mentioned, you could raise your rates without losing guests. If the San Diego beach tourists are looking at private AirBnB options for $40, they might not consider two $20 bunk beds in a shared dorm to be a comperable offer. By contrast, a solo backpacker might be happy to only pay half the price of an AirBnB and get the benefit of the traveler community right next to the beach. You might still get exactly the guests you want.

Would setting a minimum stay help to deter the weekend warriors and encourage your preferred backpackers in that area?
