looking for investor / partner Croatia,Plitvice lakes

I own private home and land who looking onto lake in beautiful village Licka Jasenica 24km from plitvice lakes my idea is convert home and buildings into hostel and apartments home is on road called green road and it s one of side roads who lead to Plitvice lakes and it s very busy with tourists who going in and out Plitvice lakes also from yard is beautiful look onto lake witch is 20-30 meter away and small fast river going into lake and it s full of wild trout witch is perfect for fisherman's also. Idea is to give somebody to use home in land and in return person will invest and run businesses or i could join as well in project.This year Plitvice lakes in 8 months reach 1 milion of visitors and accommodation are not many special not hostels with potential of further growth .
