Start a Hostel

Hi guys,

Just wondering if anyone could share some experience on how to negotiate a new lease contract, starting up. What is a reasonable initial lease period?

What are possible consequences if the business fails?

And what if the business takes off like a rocket...? The landlord might want to increase the rent or even threaten to finish the lease?

Any smart (legal) advise on this topic?
