I've completed my business plan, pro formas, and site selection. As I begin to pitch to investors, I'm struggling to structure the investment (debt vs equity vs convertible notes, etc). Any advice? This will be a centrally located, downtown hostel, and as such the capital requirement is significant.

You need to present an ROI that is significant for them. Are you looking to partner with a developer? Do you already own the building? Have you talked to the seller,? Would you need to build out? Essentially the invetors are either looking to own a percentage of your company, or earn a significant ROI. Is there another hostel in the city? If not, go for ROI.
