Rent a space in Canada to start a hostel??

Hello everyone!

I hope this question wasn't answered somewhere else in the forum but I couldn't find it so here we go:

I want to open a hostel in Montreal, Canada. However starting something from scratch is expensive and it would be easier to rent a place to start with before buying one when I'm really sure. Is it possible to do that in Quebec? Renting a place and transforming it into a hostel?

I know it's possible in most countries but I got echos it's not possible in Canada but I can't really find anything about it,
