What does it cost to operate a Hostel in USA

I'm looking to open a hostel in the White Mountains on NH. I'm trying to get some general operating cost info. Perhaps someone here might know.
A building is 4000 sq feet.
Aprox 30 people.

How much to insure a business like this?
How much heating oil?
How much water?
Electric?
