I need some help and advices to open a new hostel

Hi,

I think to open a new hostel in Évora - Portugal.
I have the physical space and i go make a new project from zero.
My ground have 9,5 m width x 22,00 m lenght x 9,5 m width x 25 m lenght and is like a rectangle.
I can build about a total of 285 square meters.
I can build in the ground floor a primary house with 7 m width x 12 m lenght and a second house of about 4,5 m lenght x 9,5 m width with a open space between them with 7 m width x 6 m lenght. In the first floor over the primary house, i can have with 12 m lenght x 9,5 m width with interior stairs among them and a terrace upon with 12 m lenght x 9,5 m width.
Summarising i have in the ground, one house with 84 sqm, a open space with 43 sqm, other house with 43 sqm and a covered space with 2,5 m width x 18 m lenght ( 45 sqm ) which i can´t build, but i can use for the reception, put computers, etc, it´s a passage for people. In the first floor i have other house with 114 sqm and upon a terrace with 114 sqm. I think to use the house with 84 sqm in the ground and the house with 114 sqm in the first floor for the bedroom´s and the small house for kitchen and living room´s. The other covered space with 45 sqm it´s for reception, computers, consoles, some tables and games.
I need help and advices and i have some questions :

- With this avaliable space what should i do ?
- What´s the space needed for single bed room, double bed room, 2 bunk bed room, 3 bunk bed room ?
- What´s the space needed for the bathroom´s of the room´s above ?
- Space for the kitchen ?
- What type of other room´s and how many meters i need ?
- Other important things to take account ?
- Other thinks the backpacker´s love in the hostel´s ?
- If you were in my place what would you do ?

My city have a lot of students, so i think mainly to make double bedroom´s and maybe one bedroom with 3 bunk bed´s ( 6 people ), all with bathroom´s. In the low season, i can rent easily to students and take advantage of two markets.
Sorry about this intensive talk and i would appreciate your advices.

Important rules in Portugal - In Portugal all the bedroom´s must have windows and a minimum of 9 sqm ( without bathroom´s ), the minimum width is 2,40 m and the lenght must not exceed more than twice the width, the stairs must have minimum width 1,10 m and the floors must have a interior stair.

Suggestion:

You could use the front side of the front building for the reception area (street level guest rooms are bad for security reasons). The back side of the front building could be used for, say, two 6-bed rooms. The back building could be used for a 4-bed room and a six-bed room.
The "covered space" could be used for toilets, showers and a washing machine.

On first floor, I would put the living room and kitchen also to the front side of the building, so you would not have any guest rooms facing a potentially noisy street. Direct access to the roof terrace from the kitchen/living room would be awesome.
The back side of the front building could be used for three double rooms with ensuite bathrooms.

28 beds total.

Do you have a floor plan with the internal walls and the location of the stairs?

Hi Klaus again,

This is different from the other house i have. This ground is about 800 m from the other house and from the exact center of the city. The advantage is in this case, I can build from scratch. I put the 2 pictures of the ground and first floor. The bunk bed´s and double bed´s it´s only to have an idea of the bedroom space.
As you know Évora is a small city and i pretend to rent to students in the low season and the students in Évora like individual bedroom´s. I prefer to have 2 bedroom´s with 10 sqm each one than one bedroom with 20 sqm.
About the security and noise of the street, we don´t have problems with that questions, it´s a quiet area and we have the central police building around us.
