best use of space, when space is tight..

personally, i don't like huge dorms... 6 bed is ok... bud tend to go for a 4 bed if i can. anyway, that's just me.

say i have a house, with 4 large rooms... what's the best way to lay this out.

2 of the rooms can be an 8 bed dorm, and one can be a 10 bed dorm.

26 beds, not bad.

would it be better to section off one of the smaller rooms and have 2 4 bed dorms, or a 6 bed and private twin?

are private rooms important... is it a customer base that you should try and accomodate?

or should it come down to as many beds as possible with the space you have?

The general rule is the more beds without being cramped the better but it really depends on your market.

Have a look at what your competition do. If they all have small dorms you may be able to steal customers away by having bigger dorms at a cheaper price point. Likewise if everyone has big dorms you may be able to get a higher rate per bed by doing small high quality dorms.

With so few rooms I would move away from private accommodation. You should be able to get a better price for the room when full of dorms rather than just as a private. Also having more people in house will give you a better vibe. Perhaps you could place a double be in the room so you can sell it has a double or dorm depending on the day

do you mean have bunks and a double in the room?

i've never seen a private double with a bunk in it... is this ok?

Sure it's okay. Many bed manufactures make a bunk with a double on the bottom and a single on top.

We don't use them in our high end properties as people pay a lot for a double room and don't want a bunk on top. But it works well in a normal hostels.

It will just give you some flexibility with so few rooms and increase your chances of being full. If you want to make money you need to try and fill as many beds what ever way possible

i've never seen a private double with a bunk in it... is this ok?

We have some larger double rooms that have a bunk as well as the double in the room. It provides so much flexibility, as it can be sold as a double, twin, family room, or put groups of three/four in there if we have no dorm beds, but spare private rooms.

cool, thanks for the advice... i guess during low season... a double room might be a better option
