advice on opening a hostel in italy needed

Hi everyone!

I guess the topic of opening a hostel has been discussed a lot here but what I need is some specific advice.
My partner and I (He's italian, I am German) live in Parma, in the north of Italy now after travelling for the past 3 years. We both have jobs but are pretty much unhappy with them. The idea of opening a hostel has been on our mind for a long time and if I could I'd jack in my job and start straight away the hostel I'd be out of the office in 10 seconds. But we need money and patience I guess.
So my question is: Does anyone of you have a kind of check list what needs to be done before you quit your job and get started? Like organisational stuff, forms, paperwork and so on.
