Start a Hostel in Central America, perhaps elsewhere?

Hi my name is Geoff.

I am an Aussie who is looking to start a hostel somewhere in Central America. I've been looking at:
-Salina Cruz, Mexico
-Popoyo, Nicaragua
-Playe Madera, Nicaragua
-La libertad, El Salvador

These are just a few places which I am keen on. I am open to suggestion should the right place come long. The only real prerequisites I have is nice Surf and Nice Beaches.

I am searching for probably one partner who wants something similar.

I have been searching turnkey hostel operations, small hotels, land for sale, properties for rent/lease. Anything that I can find online really. I am heading down to central, probably fly into San Juan del Sur and make my way north on July6th. I am sure once I'm there a lot more opportunities will arise and I'm sure the prices will come down too.

I want the place, (if I build) to be a nice big bar/restaurant at the front on the beach with multiple bungalows offering different numbers of beds, so some private and some dorms. If not building then whatever I find is open to interpretation of what the travelling community would like.
I am not opposed to a party hostel but definitely want a night life of some sort with good tunes playing all the time and a nice place to chill and drink through the day for guests.
