Business partner wanted in Austin, TX!

Hello,
My husband and I want to start a hostel in Austin! Anybody who has ever been to Austin knows that it would be a great place to open a hostel. With ACL, SXSW, UT football games, the various festivals and events that always seem to be going on, it brings in quite a crowd. There is only one other hostel in town and it's a little out of the way. We want to put one where the action is, downtown or close to downtown. We want it to be fun and funky, with social activities and a bar. One idea we had is to partner with a coffee shop/restaurant/bar and share the rent, depending upon what kind of property we can get...?
There is one small problem...we don't have enough money :( Friends and family will only go so far...and real estate prices are only going up here in Austin. We are looking for someone to split the costs (lease, renovations, etc.), preferably someone who shares our vision and would like to help out with the planning and execution. My husband has his MBA and I have 10 years of customer service experience. We have already drawn up a business plan and are scoping out several potential properties.
