Buying or set up hostel in Pattaya

Dear IrishMaria, you are so right about SEA countires that talks only money and I also heard a lot of people lost their all money that is why I am gonna have support from a legal office in Thailand. Your advices are  important and everyone has to be carefull before decided to live in another countiry.

Before you engage a legal office I'd also highly recommend you investigate them thoroughly first as sometimes they too, can lead you down the wrong path as a foreigner. 

I just came back from Thailand. Probably I will be back. You can mail me if you look for a partner in Thailand. I understand your frustration. Basically, your frustration coming with your budget. Many Brits having a successful business there. You cant just come and say I will open the business on my own. you need to open company first. you need the lawyer then you need to emloy your self, get wp. than finding property to rent. decorate it and geting licence using the same lawyer. or just lease established busines. u need to do it in the proper way. it is long term. taking over bussines cost 800 000 b and up. 

plenty of scams there but that is not the case. the opening hostel it is not what people think it is. to get a licence, to be listed on major websites, to get good comments u need to have standards. having a party with guests u can do in common room, but everything else is standard. hostels who stay a long time in business are hostels with quality. where owners invest every year in it! 

back to your topic and what u can do. just rent the house and work with airbnb they do not ask for the licence. hw will ask u for the licence.  if u rent the house which is part of someone business, same company can give u wp and licence. some lawyers are ready to give u this service but they will charge u a lot. u must deal with Indians. westerns will not bother with u.

other ways are a thai girlfriend or landlord who will hold the licence for guest house. the guest house is easier than a hostel. proper hostel needs to have a proper function. huge investment. 

wp u can get going out of the country and renew visa or student visa. rent house price from 20 000 b and up. worker pay 10 000. the opening company in total 100 000. one bunk bed with mattress 10 000 and up.. 200 b and up u can charge bed.. put all on paper before u get in trouble. best

Firstly thanks taking time and advices. I am awake with legal stuffs which work permit`licence,set up company e.t.c. I am not looking renting a house(building,neither take over a place for long term. I am planning to buy totally freehold a place which it can be Guest House or Hostel, or a building. Before buying a place can set up a limited company and it coasts about 3000 dollars if I am not wrong. There is no difference with a guest house or hostel actually I am open to both. Commercial building prices are very expensive for pattaya I am not sure even if ı can manage it alone or not.Frankly, I dont like for a partnertship with anyone but if there is will be a necessary in future, I can change my thoughths. By the way As far as I know Pattaya is very popular for backpackers. Many hostels are busy  along all year.Where do you come from if you dont mind?
