I looked at the Philippines and didnt proceed for similar reasons, although I may have a way to minimise risk if I proceed.
Hey guys I am looking to buy a freehold hostel in Pattaya but as you know there are many hard laws in Thailand for foreigns and in case set up a limited company
have to work at least 4 employers with you and this coasts monthly at least 300 dollars per person. I need your advices if you got better ideas than I have about
ignoring the fuking Thai laws.

Which country is the best for foreigns ? Probably all SEA countries have suck laws like in Thailand

Oguz - rule of thumb not just for SEA but any foreign country you set up. always have experience setting up / running the business in your own country first. its the #1 reason people who want their own businesses fail - lack of experience as well as lack of understanding of local laws.
How much time have you spent in Pattaya ? As Marco correctly said - its not a backpacker destination so you need to consider your target demographic, cater to this, and offer something unique that isnt already there. Best of luck !!!

I didn't live for a long time in pattaya have visited twice. Allmost hot weather all year along and cheaper than any countriy in Europe.I don't have enough money set up hostel in a expensive country that is why thailand is suitable for me. Also I am focusing on Phuket. I've planning Cambodia but it doesnt seem hot spot for now. Thx

one of the best advice. do it at home and u will easily do it anywhere else. u will know how to deal with the people and who is your priority. skipping lawyer, police, government owner, house and hometown rules etc.. u will not stay long there. the random opening is the time of the past. i suggest rather look for the position in the hostel if u are good at it. most of the owner find passive workers these days as they are the best. they work and they do not make troubles. where ever guy is hyper something crashes

1. Foreigner can not buy freehold in Thailand
2. You can invest it but only 49% ( 51% for Thai people )
That's why Thai people will get paper contact let foreigner rent the building for business
Maybe you can list the questions I will ask the lawyer for you
