My name is Narut.
I'm also Thai and I am willing to open my own hostel in Bangkok. Could I ask you for an advise?
I have a location in Soi Sukhumwit 39 (opposite Emporium)
Do you think it is a good location for a budget hostel?
Hopefully I can open my the end of next year.

It probably is a good location. Sukhomvit has good access to both the airport bus and the skytrain.
When I visited Bangkok in 2002 I stayed at Suk11 hostel, which was lovely and I recommended it to several people. But from recent reviews it clearly has major problems, such that I would not choose to stay there again.

May I ask what's those negative reviews you've heard?
It would be helpful information for me and eventually for Suk11 if they know to improve.

The hostel concerned is not on HW or HB, which is unusual, but it means we can't see reviews there. I found the reviews on TripAdvisor. When I looked at the hostel website with a view to staying there, I saw they have their own booking system which involves sending money to their BANK before the booking is accepted.
The main thrust of the negative reviews is that they have found the staff to be rude, officious and unhelpful. Several say they used to stay there but would not do so again. Bed bugs can be a problem in any hostel, but several reviewers mention them. Looking at the older reviews of around 2006, these were all excellent and sometimes praised the staff. My own review for 2002 would say the same.
Some of the reviews are good, but several even of these are critical of the staff.

Those reviews are very helpful for the case study.
I know that the old owner's son is recently run the hostel. The operation is changed from mother to son. (she passed away, RIP)
I can say that he is lack of hospitality education and service mind for sure.
