I am in the early phase of looking for a nice site for a hostel in the U.S. What is important to me is a site that is adjacent to a beautiful natural area but not too far from a bustling city. I favor coastal areas and am most interested in something in the Florida Keys, Virgin Islands, or Puerto Rico. I am open to any beautiful areas of the U.S. though. I have investment capital and am looking for partners that can match what I am willing to bring to the table. I have lots of ideas for the hostel but will save those discussions for interested partys. A few things that are important to me:
- An eco friendly establishment
- A hostel that is a gateway to tons of outdoor activites ( hiking, biking, sailing, etc)
- A hostels that has a warm communal feel to it with plenty of group meals, activites, etc.
- Cleanliness. I love to enjoy a bit of alcohol but am turned off by hostels that smell like a bar
- Would like to offer private rooms so that the hostel can also function as a hotel of sorts for people looking for a more private vacation

Was pleased to read your profile, and find that you're into organic agriculture and natural building. I (together with my partner and brother-from-another-mother) run a hostel in NYC that we pretty much gutted and renovated ourselves (minus the plumbing & electrical work, which we contracted). The current hostel is doing great, and we want to use the proceeds from this one for our next project, which is to open a complimentary hostel close to NYC (but not in NYC), being as we have so-to-speak a "captive audience" here, but it would cater more to the "adventure traveler" segment of our audience (which is quite big). Many people don't know it, but quite close to NYC there is amazing hiking, renowned parks, the hudson River (surrounded by rolling hills, where I've done many great overnight hiking & camping trips), & cozy cute little towns. We've already done some overnight hiking trips with the guests (to test the waters), and it was a hit
To be honest, I'd prefer warmer weather year-round than what areas close to NYC can offer, but the advantage of something closer to NYC is: 1. we'd be close to our existing hostel in NY to trouble-shoot 2. we have a captive audience, and one hostel can refer business to the other (& steer ppl to a place they might otherwise miss, which is very under-rated, has a burgeoning tourist industry but no hostel).
Other remarks: my partner loves sailing (just got a boat), and we ultimately want to offer sailing lessons with overnight trips. The next hostel we make we also want to make eco-friendly (we have tons of ideas on this, some dirt cheap, some a bit pricier). Well, pretty much we're on key with most of what you wrote, which is what sparked my interest to write so early in the morning.
