Looking for a business partner in Athens

Hello Hostel Management community, 

My name is Nikolaos and recently I have identified a good opportunity in the heart of Athens. It's a five floors building covering 550sm surface- used to be offices and now I am planning to create a mixed-use of Hostel and private rooms rented via Airbnb. 

The expected investment will be approximately 120.000 Euro - I got a plethora of offers from construction companies for a fancy renovation. 

Rent is really reasonable and I am in the process of signing the contract with the owner for a ten years period. 

I am looking for a business partner with immediate minimum investment capital of 40.000 Euro to kickstart the project.

Few clarifications: 

I am interested in partner with people who have the required immediate investment capital and could move forward quickly- there are already many requests- just trying to match with the best potential partner to make this business a real success 

Experience in the hosteling industry is not required but ideally, I would like to partner with entrepreneurial people

I am interested to sell up to 50% of the investment- not looking for further investment

I am not interested in partnering with more than one persons - decision making should be quick and flexible 

Ideally, the interested party will be from Europe so the bureaucratic process will be swift, but even not it won't be that complicated.
