looking for business partner to open a hostel in France or Wherever...

Hi there !

My name is Yacine, French, 38 yo, I grew up in little village in the Pyrénnées near Toulouse, I followed aeronautical engineering studies and worked 15 years in several European countries as production manager.
I took a break for a word trip 2 years ago, I fell in love with traveller and hostel community so I decided to open my own hostel.
To get experiences I've worked in hostels in Colombia and Northern Ireland for several months, then I get some training courses in accounting, budget management and regulation on how to open a company in France.
I've found a local 1 month ago, a 250m² office in the center of Toulouse, I've made a business plan for a 25 beds dormitory with alteration work (certified by accounter) and signed a lease. Unfortunately the owner change is mind at the last minute and decided to sell the local... :((
Currently I'm still looking for others places in Toulouse and others cities in the large south of France, Bordeaux, Monptpellier or LaRochelle fit well.
As it is really difficult to find a good place with my budget, not only for the high price of the market but as well for the complicated regulation for this business in France, I decided to open my mind to others possibilities;

1) Somebody has the same spirit and project somewhere in France, want to jump in !?
we'll search together, with a new plan and new place, together with a stronger base than alone.
I have a 30 K euros budget, ideal partner (50%) should have the minimum same budget and be ready to work hard.

2) Somebody has already one or several hostels wherever (Spanish or English speaking countries prefered), and want a partner to run the current business or to expand. I'm a fast learner, I have a good vision of the hostel management around the world and customer requirements. I'm serious, methodical and motivated, I'm ready to invest my money and my time in a good project.

Maybe there's others possibilities that I don't think of, but feel free to share them with me.
