I am Maria, from Portugal. I'm on the last year of a three year Hotel Management course at the University and my final project, due in July, is the development of a hotel unit. I chose a Hostel to be my project although is not yet regulated by law in this country. The city where I'm (virtually) installing it is Aveiro, a small city in the centre of Portugal (http://www.cm-aveiro.pt/) that has a university and lots of young people. It will be in downtown where the bars and restaurants are and bordering a canal (Aveiro is known as the Venice of Portugal) and it will have 3 dorms with a total of 16 beds. I have sent emails to owners of Hostels in Lisbon for some help but I didn’t get any answer so I am asking you if there are things that I should consider for the project. Any help is welcome. Thank you.

Is that guesthouse near from your "property" (the plan you that u have attached)? If not, what do you think it has better location (huge important consideration, I think...)?

No I haven't :D Hope I don't or it will be difficult to deffend my project. I am planning on going to the guesthouse next week, as I will not have classes (my classes are after work) and see if they can give me some orientation.
I will have to be very sure of my project as the school prefers big five star hotel projects but as I see it, there's room for everyone (well, in my case there'll only be three rooms :rolleyes:).

No, I'm shore that everything will be fine, ate least you are reveling an open mind behavior doing something different that no one else is doing!!! You can do a small 5 star hostel as well... :)

Not at all, just the internship I did last year at a hotel. I work in telecomunications. Other than that, just the experience of staying at hotels;)

er... many moons ago and never abroad :o. But I think that the new hostels are a trend that have its place in the market, especially now that economy is having some issues so people are also looking for cheapper places to stay. This doesn't mean that cheapper means less quality and that's how I see a hostel, a cool :cool: place to stay for less money but with high standards.

So you should spent a couple of days in a Hostel to see the environment and how it works, it will be a strenght for your paper...
So, you have decided the price already, what would you think it will be your occupation average? Does your city has a good rate of visite tourists during all year? And backpackers, you see a lot of them there?

I'm planning in visiting the Hostel that exists here (and that I didn't know about... :( ) so I can ask them some of those questions. For instance: if their occupation rate is high, there'll be a place for my hostel but if it's low, I may have to rethink this all project. I spoke to my teacher yesterday and told her that there was already an hostel in Aveiro. She said I have to talk about that on my papper and I see that I will, if this is like the real thing, I have to be truthfull.
Oh well...
There are a lot of young people visiting Aveiro, there's surf here, there's a lot of sport competitions (basquetball and others); there's the university with a lot of foreign students and visitors, and always a lot of events related to the academic world so I don't see many problems with the visitors.
